About The Role
We are seeking a Head of Real Estate to lead the teams responsible for developing and delivering the real estate strategy and execution for Gap Inc.'s portfolio of properties. This position reports to the Chief Business & Strategy Officer and works closely with Brand partners (Gap, Old Navy, Banana Republic, and Athleta), enterprise business leaders, and landlords. The role involves leading a team of senior leaders across markets and regions, focusing on real estate strategy and market planning analyses.

Responsibilities include:

  1. Developing and driving future-thinking real estate strategies with an omni-channel approach within P/L frameworks and productivity metrics.
  2. Evaluating existing and future store portfolios using insights-driven proforma analysis to optimize profitability and identify new opportunities.
  3. Sourcing, negotiating, due diligence, and closing development opportunities to maximize ROI and reduce costs.
  4. Overseeing real estate finance activities including budgeting, forecasting, and analysis.
  5. Collaborating with finance to support growth and profitability strategies.
  6. Building partnerships with landlords and overseeing negotiations and transactions.
  7. Leading portfolio reviews to support strategic objectives and ensure location-specific goals are met.
  8. Evaluating and improving the effectiveness of the real estate organization.
  9. Creating store reviews in key centers with KPIs and action plans.
  10. Driving innovation using software tools like APT.
  11. Mentoring and leading a team of real estate professionals.

Qualifications:

  • Experienced leader with expertise in commercial real estate development and strong leadership skills.
  • Proven ability to execute brand development, business expansion, and real estate strategies.
  • Strong relationships with landlords, brokers, and related entities.
  • Analytical, financial, and negotiation skills; adept at data-driven decision making.
  • Entrepreneurial spirit with skills in site selection, negotiations, design, and finance.
  • Excellent interpersonal and communication skills.
